Selling your home

How much do you charge to sell a house in Oxfordshire?

A fixed 0.75% + VAT of the final sale price, less than the 1.42% UK average. There are no upfront costs and nothing to pay until your home actually sells.

How many sellers do you work with at once?

Only five new sellers a month per agent. It is a deliberate limit: it means your own dedicated agent has the time to handle your sale properly, from the first valuation through to completion.

Do you tie sellers into long contracts?

No. We work on a one-month rolling contract, so you stay in control. We would rather keep your business by doing a good job than by locking you in.

What makes your viewings different?

We run hour-long viewings whereas most agents book shorter viewings to attend more in a day. This gives serious buyers time to properly get to know a home, which tends to produce stronger, more committed offers, not just quicker ones.

How do you market properties?

Professional photography and listings on all the major property portals, plus bespoke video content for Instagram and Facebook. It is all produced in-house, so we control the quality.

How do you manage the sales process?

Once you accept an offer, we manage everything through to completion, liaising with solicitors, surveyors and other agents to keep the sale moving and the stress off your plate.

How much do you charge to let my property?

Two packages: Let & Collect at 7.5% + VAT of the monthly rent, or Fully Managed at 10% + VAT. Both have a one-off £295 + VAT setup fee, agreed up front.

What’s the difference between Let & Collect and Fully Managed?

Let & Collect finds and sets up the tenancy and collects the rent, while you look after inspections and maintenance. Fully Managed does all of that and runs the tenancy day to day, including inspections and repairs, from start to finish.

Who looks after my tenancy?

Every letting is director-led. One accountable person oversees it from the first valuation to the end of the tenancy, so you are never passed down a chain of junior staff.

How do you find good tenants?

With hour-long viewings and full referencing, including credit and Right to Rent checks. The aim is the best tenant for your property, not the quickest.

Do you handle compliance and safety?

Yes. We arrange and keep on top of EICR, Gas Safety and the rest, and prepare the tenancy agreement and inventory as standard.

When can tenants view?

In order to work around everybody’s needs, we work extended hours offering evening appointments in the week and all day Saturday and all day Sunday.
